Why?</p><p>- It&#x2019;s easier. I don&#x2019;t have to talk to the host and take care of stuff.</p><p>- Is it more expensive?</p><p>- No, not anymore. </figure><p>There are three major categories that Airbnb guests complain about:</p><ol><li>Transparency on the fees page</li><li>High prices</li><li>Bad hosts</li></ol><h3 id="transparency-on-the-fees-page">Transparency on the fees page</h3><p>Airbnb does not show the full price of the rooms right away. You need to click through many pages to see the final price &#x2013; including service and cleaning fees. From the <s>customer&#x2019;s</s> guest&apos;s perspective, this can be a frustrating experience.</p><p>I used the word <strong>guest</strong> and not <strong>customer</strong> on purpose here. To understand why Airbnb cannot fix this &#x201C;simple&#x201D; problem we need to look further. We need to understand who the customer is. Is it the guest or the host or maybe both? Which one is more important (if any)? </figure><p>As soon as you get into the details, this becomes a hard problem to solve. Just a couple of aspects to consider:</p><p>- <strong>Hosts</strong> want high occupancy and low maintenance &#x2014;&gt; highest profits.</p><p>- <strong>Guests</strong> want the cheapest stays without any additional work.</p><p>- <strong>Airbnb</strong> wants to take the biggest cut &#x2013; rent the room for the highest price that will still retain the guest, keeping occupancy high.</p><p>This is a big pricing challenge as locations and accommodation types have different tax, service, cleaning requirements. The cleaning and service fee is a good way for the host to cover damages and count for additional liabilities that they know best - better than Airbnb.</p><p>Taking this away from the hosts can result in them running bad businesses which would reduce the quality of the stays and ultimately the number of apartments.</p><figure class="kg-card kg-image-card"><img src="https://substackcdn.com/image/fetch/w_1456,c_limit,f_auto,q_auto:good,fl_progressive:steep/https%3A%2F%2Fbucketeer-e05bbc84-baa3-437e-9518-adb32be77984.s3.amazonaws.com%2Fpublic%2Fimages%2F14e0714c-f45f-4ba4-a7f2-8e9eb1bbf5c8_292x231.jpeg" class="kg-image" alt="What the hack is happening to Airbnb?" loading="lazy" title="WTF Memes | Funny WTF GIFs, Videos, &amp; More - theCHIVE"></figure><p>Yep.</p><p>So how to solve this then?</p><p>Easy! Just let the host set the prices of the fees <strong>+</strong> show the total price to the guests.</p><p><strong>Wrong.</strong> Showing total prices will result in bigger price competition and worse discovery. Hosts will fight for occupancy by reducing their fees and running worse accommodations that will affect the quality of the stays.</p><p>I&#x2019;m really curious to see the solution these smart guys come up with.</p><h3 id="high-prices">High prices</h3><p>High prices are a real threat to Airbnb&#x2019;s business. They need to be able to compete with hotels on pricing.</p><p>Hotels have the advantage of scale, e.g. one cleaning stuff can clean all the hotel rooms. Airbnb needs to come up with a way for hosts to optimise their workflows and reduce costs.</p><h3 id="bad-hosts">Bad hosts</h3><p>Reading through some of the posts on Reddit and Twitter, I was shocked. Some hosts are really crazy&#x2026;</p><p>Unfortunately, preventing bad hosts from listing or guests from renting on Airbnb is not really possible.</p><p>I think Airbnb only has to make sure that they monitor this and act quickly when these issues happen.</p><h3 id="how-is-the-business-performing">How is the business performing?</h3><p>Airbnb just had the biggest and most profitable quarter ever, beating Wall Street&#x2019;s profit and revenue expectations.</p><p>Airbnb also grew the number of listings. Essentially, it means using computing power to secure a network to receive a reward. Although it does not require you to have cryptocurrency holdings, it is the oldest method of earning passive income in the cryptocurrency space.</p><p>In the early days of Bitcoin, mining on an everyday Central Processing Unit (CPU) was a viable solution. As the network hash rate increased, most of the miners shifted to using more powerful Graphics Processing Units (GPUs). As the competition increased even more, it has almost exclusively become the playing field of Application-Specific Integrated Circuits (ASICs) - electronics that use mining chips tailor-made for this specific purpose.</p><p>The ASIC industry is very competitive and dominated by corporations with significant resources available to deploy on research and development. By the time these chips arrive on the retail market, they are likely already outdated and would take a considerable amount of mining time to break-even.</p><p>As such, Bitcoin mining has mostly become a corporate business rather than a viable source of passive income for an average individual.</p><p>On the other hand, mining lower hash rate Proof of Work coins can still be a profitable venture for some. On these networks, using GPUs can still be viable. Mining lesser-known coins carries a higher potential reward, but comes with higher risk. The mined coins might become worthless overnight, carry little liquidity, experience a bug, or see themselves hindered by many other factors.</p><p>It is worth noting that setting up and maintaining mining equipment requires an initial investment and some technical expertise.</p><h3 id="lending">Lending</h3><p>Lending is a completely passive way to earn interest in your cryptocurrency holdings. There are many peer-to-peer (P2P) lending platforms that allow you to lock up your funds for a period of time to later collect interest payments. The interest rate can either be fixed (set by the platform) or set by you based on the current market rate.</p><p>Some exchanges with margin trading have this feature implemented natively on their platform.</p><p>This method is ideal for long-term holders who want to increase their holdings with little effort required. Couch in the front yard</h2><p><em>&#x201C;I asked a tenant to remove the giant leather couch from the front yard. He retorted that it was the only way to relax and get away from his mother&#x201D;</em></p><p>I guess we can all relate to this and let the tenant have the leather couch outside. &#x1F602;</p><h2 id="2-insects">2. Insects</h2><p><em>&#x201C;We had a tenant who complained about a bug infestation in his apartment. The property manager checked it out and couldn&#x2019;t find any bugs. Just to be sure, we got an inspection by an exterminator as well. Still no bugs to be found.</em></p><p><em>The tenant got frustrated and showed up at the property management office with a large transparent jar full of bugs. Only thing, there were no bugs in the jar. He was imagining insects that weren&#x2019;t there.&#x201D;</em></p><p>This is such a sad story and we hope the tenant got better.</p><h2 id="3-weird-smell">3. Weird smell</h2><p><em>&#x201C;Neighbors complain of foul smell coming from my property. The tenant is a man in his 30&#x2019;s, nice and proper. Nothing weird about him but the complaints keep coming and we are left with no choice but to take action.</em></p><p><em>When we finally get in, the place is deserted but there is poop everywhere. Like piles of feces in the bathtub, in corners of the room&#x2026;. The guy just shat everywhere and apparently enjoyed collecting it or something. It was really bad, and it traumatized all the people involved.&#x201D;</em></p><p>Well, I don&#x2019;t really know what to say to this, but it made it on the list as one of the weirdest stories I ever read.</p><h2 id="4-when-something-is-too-good">4. When something is too good</h2><p><em>&#x201C;When a couple I rented to for a year, with no complaints or late rent, or maintenance issues during or after they stay, moved out, I was talking to the neighbors of the unit whom I knew from before I became a landlord. Neighbor said they were always polite, but at least there wouldn&#x2019;t be any more porn shoots with them gone. (My head nearly cracks from the instant swivel)</em></p><p><em>-&quot;What?&#x201D;</em></p><p><em>-&#x201C;Yeah,&#x201D; he continued, &#x201C;At least a few times a month the whole neighborhood could hear them and they had lights and cameras set up because it would be super-bright behind the curtains. At least a few times they had the curtains open during the day and the cameras and lights were still set up.&#x201D;</em></p><p>I wonder what the tenants claimed their jobs were during referencing checks&#x2026;</p><h2 id="5-painting">5. Painting</h2><p><em>&#x201C;Had an awesome tenant for about 2 years. Older well-known local artist. Quiet and kept the place neat and tidy. Mowed more of the lawn than I ever did. Got on well with all the neighbors. About twice a year I&#x2019;d stop in and chat over coffee and inspect the place and address any issues. I was really sad to see him go when he moved in with his new wife.</em></p><p><em>He said he left me a surprise when he left but I couldn&#x2019;t figure out what it was. While doing some maintenance I found he painted an absolutely beautiful mural on the side of the barn. It made me even more sad to see him go after that. We still keep in touch on FB.&#x201D;</em></p><p>So sweet! Both landlords and tenants tend to remember the bad stuff, but in most cases, they get on really well with each other. For instance, sometimes you end up with a beautiful mural on the wall. &#x1F3A8;</p><hr><p>Let me repeat it one more time. A century ago &#xBE; of the UK rented the place they lived in. Now, only about 1/3 of the country&#x2019;s households are renting.</p><p><strong>Past events that affected the property market:</strong></p><h3 id="ii-world-war">II. World War</h3><p>After destroying many properties, the country started to rebuild. The government built more than 1 million houses to rent at controlled prices in 6 years.</p><p>By 1970, 1 out of 4 people in London lived in council houses.</p><h3 id="privatization">Privatization</h3><p>1979, Margaret Thatcher started a program that allowed families to buy their homes from the government, moving it from the public to the private sector and she also removed the rent cap.</p><p>London became much more attractive to landlords, but much worse for tenants.</p><h3 id="2008-financial-crisis">2008 financial crisis</h3><p>The housing borrowing and lending system have collapsed. The government decided to rescue the banks and the economy by buying some of this bad debt in exchange for stakes in the banks.</p><p>The UK had a quick recovery. By 2011, London has bounced back faster than other cities in the world. This meant that London was considered a stable market for real estate investors, who started to purchase several homes in the city.</p><h3 id="help-to-buy-scheme">Help to Buy scheme</h3><p>Around 330,000 households have bought homes through the scheme since 2013. The popularity of Help to Buy has pushed house prices even higher.</p><h2 id="prices-are-rising-quicker-than-salaries">Prices are rising quicker than salaries</h2><p>Rents have surged ahead of wage growth and this is making house purchasing very difficult.</p><blockquote class="kg-blockquote-alt">2011-2017, rents in England have grown 60% quicker than wages. Rents have increased by 16% while average wages have increased by just 10%.</blockquote><p>Average Londoners pay 50% of their salary on rent every month. This seemingly subtle difference can have important implications for investors and borrowers.</p><h3 id="heres-how-apy-is-calculated">Here&apos;s how APY is calculated:</h3><p></p><p><strong><em>APY</em> = (1 + Periodic Rate)<sup>Number of periods</sup> &#x2013; 1</strong></p><h2 id="apr-vs-apy-example">APR vs. APY Example</h2><p>A bank might charge 1% interest on a loan each month. Therefore, the APR equals 12% (1% x 12 months = 12%). This differs from APY, which takes into account compound interest.</p><p>The APY for a 1% rate of interest compounded monthly would be 12.68% [(1 + 0.01)^12 &#x2013; 1 = 12.68%] a year. If you only have the loan for one month&apos;s period, you will be charged the equivalent yearly rate of 12%. However, if you have the loan for the year, your effective interest rate becomes 12.68% as a result of compounding each month.</p><h2 id="conclusion">Conclusion</h2><p>Both APR and APY are important concepts to understand for managing your personal finances.
